Overview

## What light demolition covers in Manchester

### What the service is
Light demolition is the safe, hand-and-tool dismantling of small structures: timber and concrete-sectional sheds, single garages, lean-tos, decking, fencing, low walls, outdoor toilets, coal stores and concrete bases. We break the structure down in a controlled way, separate timber and metal for recycling as we go, load everything into the van and leave the footprint swept and usable. Demolition and removal are one job, not two, so there is nothing left in the garden waiting for a second firm.

### Who it's for
Homeowners reclaiming a garden, landlords and letting agents dealing with an unsafe outbuilding before a tenancy starts, builders who want the old structure gone before they set out, and estate agents preparing a property where a collapsing shed is putting buyers off.

### When it's needed
Usually when a structure has gone past repair: a shed with a failed roof, a garage with cracked asbestos-free sheeting panels, rotten decking, or a base that has to come out before new paving or turf goes down. It is also common at the start of a wider outdoor project, where the demolition, dig out and landscaping all run together.

### Why professional help matters
Pulling a structure down is the easy half. The waste is the expensive half, and mixed demolition waste is exactly the material that gets fly-tipped by unlicensed operators. Fisher Group Services Ltd is registered with the Environment Agency as a waste carrier, carries public liability insurance, and can issue a waste transfer note on request, so the rubble and timber are accounted for from your garden to a licensed facility.

Leave it and it costs more

## What happens if it’s left
A failing outbuilding rarely stays a cosmetic problem. It becomes a safety issue, a pest problem and a reason a property does not let or sell.

- Rotten timber and loose roof sheets are a genuine injury risk in high winds, and a vacant property with an unsafe structure invites questions from insurers.
- Collapsed sheds and old garages become rat harbourage, and the problem spreads to neighbouring gardens.
- Demolition rubble left on site blocks the trades who need to start, so a two-day job turns into a two-week delay.
- Waste handed to an unlicensed operator remains your legal responsibility if it is dumped.
- Skips need a permit on the road, a wait for delivery, and cannot legally be overfilled with rubble.
### Common mistakes we see

- Taking the structure down yourself and then discovering no one will take a mixed load of timber, felt and concrete at a household tip.
- Booking demolition and clearance as two separate firms, then paying twice for the same access problem.
- Assuming any structure can be pulled over in one piece; sectional concrete garages need cutting down safely, panel by panel.
- Ignoring what is underneath. A base left in the ground stops paving, turf or a new build from sitting properly.

Our process

## How the job runs, start to finish

- 1
### Call or send photos
Tell us the postcode and what needs shifting, or send a couple of photographs. We work out the volume and access from that: no waiting on a surveyor.

- 2
### Fixed price agreed
You get one clear figure before anything is booked, based on volume, weight and access. It does not change unless you add to the job.

- 3
### Time slot confirmed
We confirm a day and a time window, including evenings and weekends, and ring you before we set off so you are not waiting in.

- 4
### Cleared and swept
Our crew does all the carrying and loading, segregates timber and metal for recycling, and brushes the area through before we leave.

- 5
### Legally disposed, documented
The load goes to a licensed commercial waste facility. Pay by card, cash or transfer, and ask for a waste transfer note for your records.

What you get

## Why customers book light demolition with Fisher

### Demolished and cleared in one visit

The structure comes down and leaves on the same van. You are not left with a garden full of broken timber waiting on a second collection, and there is only one price to agree.

### Recycling separated on site

Timber and metal are separated as we break the structure down and sent for recycling, so only genuinely mixed material goes for disposal. That keeps our costs down, which is what keeps your quote sensible.

### Working hours that fit the property

We work 7am to 10pm, seven days a week. Evening and weekend demolition suits tenanted blocks, shared driveways and commercial yards where daytime access is difficult.

### Insured and documented

Public liability insurance, Environment Agency waste carrier registration and waste transfer notes on request. Company number 17117250, so you know exactly who is on your property.

### One fixed price

We price the structure, the waste it produces and the access before anything is touched. There is a £60 minimum job value; larger structures are quoted individually because the scope changes the job.

### The ground left usable

The footprint is cleared and brushed through, ready for paving, turf, a new build or simply a garden you can walk across again.

In detail

## Light Demolition in Manchester: the detail that matters

### Structures we take down
Light demolition covers anything that can be dismantled by hand and with small tools rather than heavy plant.

- Timber sheds, summer houses, playhouses and workshops
- Concrete sectional and single-skin garages
- Decking, pergolas, arbours and raised beds
- Fencing, gates and low garden walls
- Outdoor toilets, coal stores and lean-tos
- Concrete bases, paths and small slabbed areas

### What happens to the material
Demolition waste is not one material, and treating it as one is what makes it expensive. We separate timber for recycling into new products, pull out metal for recycling, and keep clean rubble apart from mixed general waste. What genuinely cannot be recycled goes to a licensed commercial waste facility. Disposal goes through our family-run partner site, Skip Co Mcr, which is why we can quote sharper on demolition loads than firms buying tip space at commercial gate rates.

### Residential and commercial work
Domestically this is gardens, driveways and back yards across Manchester, Salford, Stockport and the wider Greater Manchester area. Commercially it is landlords, agents, facilities teams and builders who need a structure gone before the next stage starts. Commercial jobs are usually booked outside trading hours so the site is clear when staff arrive.

### Where demolition meets the rest of the job
Most light demolition is part of something bigger. A shed comes down, the base comes out with the mini digger, the ground is levelled and turf or paving goes back. Booking that as one job through our Full Outdoor Transformation package is cheaper than paying three separate firms for the same access, the same skip space and the same set-up time.

Common questions

## Light Demolition questions, answered straight
Do you remove the waste as well as demolish?Yes. Demolition and removal are the same job for us. Everything we take down is loaded into the van and taken to a licensed facility, with recycling separated first.

How much does light demolition cost in Manchester? It depends on the size of the structure, the material, the waste it produces and the access. There is a £60 minimum job value and every structure is quoted individually, because a timber shed and a concrete garage are not the same job.

Can you take down a concrete sectional garage?Yes, provided it is a standard concrete sectional garage that can be dismantled panel by panel. We do not handle asbestos; if we suspect asbestos cement sheeting we will tell you and stop, because it needs a licensed specialist.

Do you deal with asbestos? No. Asbestos removal is licensed work and outside what we do. If we find or suspect it, we will say so plainly rather than move it.

Will you take the base out too?Yes, if you want it out. Concrete bases and slabbed areas can be broken up and removed, and we use a mini digger where a base is too heavy or too large to lift out by hand.

How quickly can you start? We work 7am to 10pm, seven days a week, and same-day or next-day slots are often available. Larger demolition jobs are usually booked a few days out so we can plan the loads.

Do I need to be there?Only if access needs you. Plenty of landlords and agents leave a key or a code and get photographs when the work is finished.

Do you provide paperwork?Yes. Waste transfer notes are available on request, and we can provide our waste carrier registration and insurance details before we attend.
